LEGAL NOTICE TO WHOM IT MAY CONCERN: In compliance with the Municipal Land Use Law of the State of New Jersey, N.J.S.A. 40:55D-1 et. seq., as amended and supplemented, notice is hereby served upon you that Kani International, LLC ("applicant"), will be appearing before the Township of Hillsborough Planning Board ("Board") for its application, docked with the Board as File No. 24-PB-04-MSPV, for preliminary and final major site plan approval with associated "c" bulk variances and waivers to permit an outdoor storage area for the existing grave monument facility, on the lot designated as Block 200.02, Lot 11 in the Township's tax maps and more commonly known as 259 Homestead Road, Hillsborough, N.J. 08844. The application also proposes additional landscaping/buffering. The manufacturing of stone/grave monuments is a permitted principal use in the subject LI – Light Industrial District, and outdoor storage with required buffering is a permitted accessory use in conjunction with a manufacturing operation. The applicant does seek, however, the following "c" bulk variance under N.J.S.A. 40:55D-70(c): a lot area of 1.997 acres, whereas a minimum of two (2) acres is required. In addition, the applicant seeks the following design waivers/exceptions under N.J.S.A. 40:55D-51 for parking space size (9'x18' proposed, 10'x20' required) and access aisle width (21.7' proposed, 30' required). The Applicant also requested a submission waiver for an Environmental Impact Statement. Although the applicant is not aware of any additional variances, the applicant will seek whatever variances, waivers, exceptions, checklist item waivers, or any other relief that may be required, in the opinion of the Board and its professionals, or as may be identified by the Board professionals, in order to implement the proposed plan and design. Amendments to the application and the plan may be made at the time of the Public Hearing based upon comments from the Board and its professionals and/or the public. Testimony by the applicant or its experts relating to the application may be heard at the Public Hearing. Any person or persons affected by said application will have an opportunity to be heard at the Public Hearing on the application, to be held on Thursday, July 24, 2025, at 7:00pm, in the Courtroom of the Township Municipal Complex, 379 South Branch Road, Hillsborough, New Jersey 08844.
