HILLSBOROUGH TOWNSHIP LEGAL NOTICE PLEASE TAKE NOTICE that Hillsborough Crossings, LLC (the “applicant”) has applied to the Hillsborough Township Zoning Board of Adjustment (hereinafter the “Zoning Board”), for use variance approvals for property known as Block 178, Lot 18.01 (formerly Lots 17.01 and 18), located at 692 Route 206, Hillsborough, New Jersey (the “property”), which property is located in the GA - Gateway A District (the “Zone”). The applicant requests use variance approval only, to increase the previously approved number of residential apartment units from 10 one-bedroom units to 11 one-bedroom units, in order to use a portion of first floor area of the existing building, which was previously approved for commercial use only, to construct an ADA accessible one-bedroom apartment unit. The previously approved first floor commercial use square footage area is 7,783 s.f., which is proposed under this application to be reduced by 848 s.f. to 6,935 s.f. The new proposed first floor residential apartment use area is 904 s.f. which comprises the said 848 s.f. (reduced first floor commercial s.f.) plus an additional 56 s.f. of a first floor landlord space (which was not included in the previously approved commercial space area), for the total proposed first floor residential apartment use area of 904 s.f. The previously approved floor area ratio (FAR) of the existing building will not change as a result of this request. No other changes to the existing building and no changes to the property improvements are proposed or required, and thus there are no proposed changes to the previously approved site plan and/or other variances for the property. The applicant further requests any and all other variances, waivers and/or relief deemed necessary by the Zoning Board either prior to or at the time of public hearing.
