While no new structures or changes to the structure are proposed, and the property has previously been used as a two-family going back to 1966, the reconfiguration of the interior of the building to have an ADU requires variances because the existing building and lot are nonconforming. The undersigned has applied for (i) variance relief from prior nonconforming zoning requirements for lot area (6,500 sf required, 3,005.64 existing), width (40’ required, 30’ existing), frontage (40’ required, 30’ existing), floor area ratio (54.48% permitted, 65.49% existing), smaller side yard setback (5’ required, 0.7’ existing), combined side yard setback (15’ required, 10.7’ existing), and parking side setback (3’ required, 0.0’ existing); (ii) bulk variance relief for the number of parking spaces (3 required for a single-family dwelling with an ADU, 2 existing and provided); and (iii) such other variances, waivers and other and further relief as may be required and which the Board believes to be necessary or proper. A copy of the application, together with plans and related documents are on file in the office of the Princeton Zoning Board, 400 Witherspoon Street, Princeton, NJ, and are available for public inspection at the Princeton municipal website: https://www.princetonnj.gov/DocumentCenter.
