LEGAL NOTICE Notice is hereby given that an Ordinance entitled: ORDINANCE 2024-07 An Ordinance titled, An Ordinance Amending Chapter 188 “Land Use and Development”, Article V “Districts and Standards”, Section 188-113.7 “Mixed-Use Inclusionary District-1”, of the Code of the Township of Hillsborough, Somerset County, New Jersey. Further consideration and a public hearing will be held on June 11, 2024. The purpose of this meeting is to consider the adoption of a proposed ordinance that would make the following amendment to the existing Mixed-Use Inclusionary District-1: 1. Increase the minimum number of low- and moderate-income units from 42 to 48. 2. Add medical offices, commercial instructional activities, health club/fitness center, personal service establishments and business services as permitted principal uses. 3. Increase the maximum total number of dwelling units from 175 to 199. 4. Reduce the required combined total of retail, office, restaurants and fiduciary institutions minimum square feet from 12,500 to 4,400 and the maximum square feet from 20,000 to 4,600. 5. Require the following amenities: clubhouse, swimming pool, dog-run and park with playground. This Ordinance will be further considered for final passage by the Township Committee at the Municipal Complex, 379 South Branch Road, Hillsborough, New Jersey, at a meeting being held on 6/11/2024 at 7:30 PM or at any time and place to which such meeting may be adjourned. LEGAL NOTICE ORDINANCE TO EXEEED THE MUNICIPAL BUDGET APPROPRIATION LIMITS AND TO ESTABLISH A CAP BANK PURSUANT TO N.J.S.A. 40A:4-45.14 WHEREAS, the Local Government “CAP” Law, N.J.S.A. 40A:4-45.1 et seq., provides that in the preparation of its annual budget, a municipality shall limit any increase in said budget to 2.5% unless authorized by ordinance to increase it to 3.5% over the previous year’s final appropriations, subject to certain exceptions; and WHEREAS, N.J.S.A. 40A:4-45.15a provides that a municipality may, when authorized by ordinance, appropriate the difference between the amount of its actual final appropriation and the 3.5% percentage rate as an exception its final appropriations in either of the next two succeeding years; and WHEREAS, the Mayor and Common Council of the City of Gloucester City in the County of Camden finds it advisable and necessary to increase its CY2024 budget up to 3.5% over the previous year’s final appropriations, in the interest of promoting the health, safety and welfare of the citizens; and WHEREAS, the Mayor and Common Council hereby determines that a 2.5% increase in the budget for said year, amounting to $498,551.89 in excess of the increase in final appropriations otherwise permitted by the Local Government “CAP” Law, is advisable and necessary; and WHEREAS, the Mayor and Common Council hereby determines that any amount authorized hereinabove that is not appropriated as part of the final budget shall be retained as an exception to final appropriation in either of the next two succeeding years. HILLSBOROUGH TOWNSHIP ZONING BOARD OF ADJUSTMENT NOTICE OF HEARING TO WHOM IT MAY CONCERN: In compliance with the pertinent provisions of the Hillsborough Township Zoning and Land Development Ordinance, and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by the undersigned with the Hillsborough Township Zoning Board of Adjustment for relief pursuant to N.J.S.A. 40:55-52(a) to grant an extension of a previously-approved minor subdivision application (designated as Application BA-21-20) which was approved on March 15, 2023 and memorialized in a written resolution adopted by the Zoning Board on May 3, 2023. The prior subdivision approval permitted applicant to consolidate three existing lots and re-subdivide the lands into two new lots for the purpose of constructing a single-family home on each new lot.
