HILLSBOROUGH TOWNSHIP ZONING BOARD OF ADJUSTMENT NOTICE OF HEARING TO WHOM IT MAY CONCERN: In compliance with the pertinent provisions of the Hillsborough Township Zoning and Land Development Ordinance, and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by the undersigned with the Hillsborough Township Zoning Board of Adjustment for relief pursuant to N.J.S.A. 40:55-52(a) to grant an extension of a previously-approved minor subdivision application (designated as Application BA-21-20) which was approved on March 15, 2023 and memorialized in a written resolution adopted by the Zoning Board on May 3, 2023. The prior subdivision approval permitted applicant to consolidate three existing lots and re-subdivide the lands into two new lots for the purpose of constructing a single-family home on each new lot. As a result of delays beyond the applicant’s control related to obtaining other governmental approvals associated with the minor subdivision, applicant was unable to record a subdivision deed within the time required by law and now seeks an extension of the previously-granted minor subdivision approval, together with an extension of any and all associated variances previously granted pursuant to N.J.S.A. 40:55D-70(c) and all waivers and/or other relief previously granted as part of the minor subdivision approval and/or as the Board may reasonably require in the exercise of its discretion to permit such extension. Applicant also was previously granted variance relief pursuant to N.J.S.A. 40:55D-70(d), however, those approvals remain valid and in good standing pursuant to Section 188-6(E) of the Hillsborough Township Zoning Code and no further relief or extension is required or sought regarding same. Applicant is not proposing any changes to the approved minor subdivision plan as part of this application. The aforementioned application and proposed development pertains to the property designated as Lots 44, 44.01 and 44.02 (formerly Lots 44, 44A and 44B) in Block 11 on the Hillsborough Township Tax Map, which property is located at Amwell Road and Mill Lane. Public hearing on the above-mentioned application has been scheduled for June 5, 2024, at 7:00 p.m. in the Courtroom of the Municipal Complex, Peter J. Biondi Municipal Building, 379 South Branch Road, Hillsborough, New Jersey 08844, at which time and place any interested party (as defined in N.J.S.A. 40:55D-4) will have an opportunity to be heard. All documents relating to this application are available for inspection by the public at least ten (10) days in advance of the scheduled hearing date in the office of the Planning and Zoning Department, Peter J. Biondi Municipal Building, 379 South Branch Road, Hillsborough, New Jersey 08844, during regular business hours, which are Monday through Friday, 8:30 a.m. to 4:00 p.m. All documents and plans will also be posted online at the Township’s website: https://hillsboroughnj.civicclerk.com/. Please take further notice that the Board may, at is discretion, adjourn, postpone, or continue said hearing from time to time and you are hereby notified that you should make diligent inquiry of the Planning & Zoning Department concerning such adjournments, postponements, or continuations.
