NOTICE OF PUBLIC HEARING PLANNING BOARD OF THE TOWNSHIP OF HILLSBOROUGH PLEASE TAKE NOTICE that on Thursday, April 4, 2024, at 7:00 p.m., the Planning Board of the Township of Hillsborough (“Board”) will hold a public hearing on the application (“Application”) of Toll Bros., Inc. (“Applicant”), at the Township of Hillsborough (“Township”) Municipal Complex Courtroom, 379 South Branch Road, Hillsborough, New Jersey 08844. The property, which is the subject of the Application is the Royce Brook Golf Club located at 201 Hamilton Road and is also known as Block 183, Lot 38.01 and Block 183.01, Lot 1 on the tax maps of the Township (“Property”). The Property totals approximately 435 acres and is located in the Royce Brook Planned Residential District (RBPRD). By resolution dated June 2, 2022, the Applicant was granted minor subdivision approval for the purpose of subdividing the existing Property into three (3) lots. That prior Application was referenced as 21-PB-10-S/MS/SP. On one such lot, the Applicant then received preliminary and final major subdivision to further subdivide a proposed 130.68 acre parcel for the purpose of developing a residential development that will consist of 174 single-family lots, six open space lots, stormwater management facilities, as well as interior roadways, walkways, underground utilities, landscaping and other supportive infrastructure (the “Residential Development”). The remaining two lots from the minor subdivision, which comprised approximately 304 acres, did not propose any additional development and were retained within existing golf course uses. By Resolution dated January 11, 2024, the Board previously extended the deadline for perfecting the minor subdivision from December 9, 2022 through February 28, 2024. This present Application is for the sole purpose of further extending the time by which the minor subdivision plat shall be recorded from February 28, 2024 until July 8, 2024 or such later date as may be agreed to by the Board. This Application does not propose any amendment to the preliminary and final site plan approval for the Residential Development. The Applicant does not believe that any variances and/or waivers are required for the Application. However, if upon further review by the Board and its professionals, the Application may be found to require additional variances, submission waivers, design waivers, exceptions and/or waivers from the requirements of the Township zoning code and/or the Residential Site Improvement Standards (“RSIS”) and/or other approvals as may be necessary to permit approval of the Application as submitted or with such changes as may be requested or accepted by the Board, this notice is to advise you that such additional variance and/or waiver relief may be requested by the Applicant at or prior to the time of the hearing. Request for Proposals Landscaping Services The Princeton Housing Authority (PHA) is seeking proposals from qualified firms to provide landscaping services in connection with the PHAs housing developments. The landscaping company firm will provide the Authority with landscaping services from (approximately) April 18, 2024 through December 1, 2024. Services shall include (but not be limited to): grass cutting, blowing leaves and collecting leaves, hedge trimming, edging, mulch trees and flower beds within the following developments; Hageman Homes (Clay Stay and Henry Pannell Center), Lloyd Terrace (Spruce Circle), Karin Court, Redding Circle Family and Redding Circle Senior. These services shall be provided on a weekly basis for the duration of this contract. The tour will include all sites, parking lots, grounds and walkways, and other related locations that would require landscaping.
